Teton Creek Farm for Sale
TETON CREEK FARM is an incredible opportunity to own a scenic, income producing retreat in Teton Valley. A short 5-minute drive from downtown Driggs, Idaho, this creek side property boasts spectacular Teton and Big Hole views, productive farm ground with water rights and irrigation infrastructure, numerous wildlife species, and a future paved pathway connection to Driggs and the Caribou-Targhee National Forest. The property is a mere 1-mile from US National Forest access and 10 miles to Grand Targhee Ski and Summer Resort.
Teton Creek Farm consists of 172 acres of farmland with riparian creek corridor. 144 acres lie on an upland bench, of which 105 acres are available for irrigated agriculture. 28 acres of the farm lie within the wildlife rich Teton Creek corridor. Wildlife species that frequent the corridor includes white-tailed deer, elk, moose, songbirds, owls and raptors. Approximately 0.5 miles of Teton Creek flow through the property.
IRRIGATION INFRASTRUCTURE and WATER RIGHTS
- Deeded water rights with 1906 priority dates
- Valley Model 7000 center pivot
- Approximately 1.25 miles of wheel line
- 40 Horsepower Berkley pump
- Potential for livestock water via well
Teton Creek Farm will be protected by a conservation easement that ensures the long-term integrity of the property’s wildlife habitat. This easement reserves the right for the landowner to develop a home site and/or agricultural outbuildings. Approximately 40 acres of the farm’s upland bench will be restored to native grasses to benefit wintering big game. The creek bottom habitat will also be restored back to native conditions.
Water rights on agricultural acreage will be left to irrigate the arable portions of the property. Water rights on the wildlife acreage will be leased into the state water bank, creating an additional revenue stream for the property.
A seasonal, non-motorized paved pathway will be constructed through this property and through neighboring properties to the east and west, consisting of 2.5 miles of public trail above Teton Creek from State Line Road to Cemetery Road.
This pathway will connect the property to both the City of Driggs and to public lands to the east of the property. Trail will be closed to public access during winter months.

Teton Creek Corridor Project
Watch and find out more about the project:
We are very excited to share with you a project that has been in the works for quite a while. TVTAP along with Friends of Teton River, Teton Regional Land Trust, and Valley Advocates for Responsible Development have been working together on a project along the South Bench of the Teton Creek between State Line Road (NE of Driggs) and Cemetery Road (Due East of Driggs).
The mission of Teton Valley Trails and Pathways is a trails and pathways connected community. This project will help us continue this mission by connecting the communities of Driggs and Alta, Wyoming and provide more access to public lands. The project is not only a pathway, but an opportunity to:
- Improve streambed restoration
- Expand wildlife management
- Preserve agricultural heritage
- Assist interested landowners in improving existing developments
- Support community goals of enhancing healthy lifestyle and recreational amenities

What’s happened so far?
On October 13, the four partners presented to the Teton County Board of County Commissioners (BOCC) to request an easement on county property to connect the pathway to Cemetery Road, along with maintenance of the previously secured easements.
